Co-Signer FAQ

Why do I need to fill out a personal guarantee form? 

  • A Personal guarantee form ensures a co-signer's commitment to pay rent charges

and/or debt, if the tenant fails to fulfill this obligation. 


Where do I need to go to have a personal guarantee form filled out? 

  • Personal guarantee forms need to be signed by a notary public. This process can usually

be done at a bank, real estate company, insurance company, courthouse, clerk

office, etc.



Why does my applicant need a co-signer? 

  • If an applicant does not have sufficient income, has a low credit score or no

credit history, or has past-due balances on their credit report, they may

require the addition of a co-signer to ensure consistent payments of rent

changes. 


How do I apply as a co-signer? 

  • Applying as a co-signer can be done on our website www.thecloudonfifth.com. Find our

applications under the “availability” tab and select the unit that your

applicant is applying for. Be sure to select guarantor/co-signer rather

than tenant when beginning your application. 


A suitable guarantor is one that has a familial or personal relationship with the applicant

and a history of support or legal obligation to support the applicant.

 

 You need to enter your personal information, such as your phone number, email

address, etc. Your information needs to be unique from the tenant’s.

Do we allow pets/Emotional Support/service Animals?

  • Our property welcomes ESAs with proper documentation- please contact us if you have further questions about your ESA.


Do we accept Section 8?

  • Currently, The Cloud on Fifth does not accept section 8. Please contact us with further questions.


Do we rent to convicted felons?

  • A background screening is completed on each applicant over the age of 18. applicants who have a felony conviction on their record may be denied.


How can I make payments to The Cloud on Fifth?

  • Residents can make rent and security deposit payments online directly through our Portal! This feature is available via app or website browser. Our office also accepts payments in the form of cashiers’ checks and money orders.

***Please note that transactional fees may apply with certain online payments


How will my security deposit be refunded to me?

  • Residents have the option to electronically enter their bank account information into their online portal- allowing the security deposit to be returned via direct deposit. If our team doesn’t have a bank account on file, your check will be mailed to a forwarding address that you provide to us.


How many years of experience does our staff have?

  • Our staff has a cumulative total of approximately 50 years in residential housing experience!


What is the internet speed at The Cloud of Fifth?

  • Our apartment buildings have a consistent internet speed of 1 gig- allowing for complete work from home/studying capabilities.


Do we have elevators at our complex?

  • Yes! Both of our residential buildings have a minimum of one elevator that travels from our sublevel garages to the top (4th) floor of the buildings.


How quickly will our maintenance team respond to my request for maintenance, and how do I put in a maintenance request?

  • Our on-site maintenance team has an average of closing 95% of work orders within 24hrs of request. Tenants can easily put in a request for maintenance in their online portal, which allows for a detailed description of the problem and times that the tenant is comfortable with our staff entering the unit.


What happens if I need emergency assistance with a maintenance request?

  • Our maintenance team is on call 24/7 for any emergencies that arise. If you need to reach a member of our team, someone will be available to assist you if you need help urgently.
